First Month's Rent & Security Deposit
Your first month's rent payment, security deposit, and any other fees must be paid at the lease signing. Please check the amount with us in advance.
Move-in Date & Inspection
All move-in information, including the date and inspection details, will be provided at the signing.
We will also review the utilities for your rental unit with you at the lease signing.
Notice of Intent to Vacate
Looking to vacate your rental home? Provide us with written notice of your upcoming departure. This gives us time to begin preparing for a new tenant.
You must return your home to its original condition before vacating your unit. This includes:
- Rental Cleaning: Your home needs to be thoroughly cleaned before you leave. Remove all of your belongings, vacuum and shampoo the carpets, and wipe down all hard surfaces.
- Repairs: Please take the necessary steps tor resolve cosmetic issues, such as nail and screw holes, broken glass, and unapproved paint colors.
All tenants pay a security deposit before moving into a Cobalt Property Services unit. This deposit protects against potential damage.
After you move out of your unit, we perform a final inspection. If damages are identified, we will use the deposit funds to make repairs. An itemized statement and the remainder will be returned to you.
